This year’s spring/early summer market consisted of quite a number of penthouse sales for both us and the close colleagues we work with. One item which was noticed is the premium pricing that Mississauga penthouses fetch. There are several factors that come into play regarding these premiums; it includes unique features such as 10 foot ceilings, higher quality finishes, better views and of course, typically much larger square footage. Mississauga penthouses for sale are also a rare commodity, and this is where simple supply/demand ratios drive up the prices. Many of the newer construction projects such as the Crystal Condos and Pinnacle Grand Park have crafted their penthouse collection into truly unique properties. The EX3 Penthouses for sale in the Signature Suites collection provide truly luxurious condo options in the area rising over 60 floors in height.

The Grand Park tower as an example offers a two storey layout, with massive outdoor terraces on the second floor (seen in the picture below). Because Mississauga penthouses for sale are such a specific category of condominium, it’s important to be able to understand the nuances and benefits. The privacy, exclusivity and material bonuses of the units are sometimes difficult to value as there are no comparable properties. Being able to determine correct value both on the purchase and sale side for clients is important, and given the volume of transactions featuring Mississauga penthouses over the past several years, it’s definitely an in demand niche market. Lake Ontario to the south, Rebecca/New Streets to the North (for most of the distance), Hurontario Street to the east and Brant St to the west.

Platinum Belt Neighbourhoods and Theory

Embarking on a lengthy drive years ago took me across all the neighbourhoods mentioned herein and there’s one communal feature; seamless transition. Realistically if you follow the Platinum Belt, you don’t notice the change in cities or neighbourhoods for the most part. Of course, there are identifying city signs and a slight industrial section at Lakeshore and Southdown but for the most part, it’s an endless gallery of multi-million dollar mansions and luxury homes. There is yet a place to be found that offers the sheer selection of land and homes at this distance.

Platinum Belt Boundaries

Visually seeing the boundaries of Platinum Belt real estate requires an explanation of why those landmarks were chosen. It’s simple. Consider Lakeshore Rd the main arterial passage with everything surrounding it included in the Platinum Belt. The only sections where this rule of thumb deviates is at Mississauga Road. The northern portion above the QEW was included due to the opulent nature and wealth of this region. Although it extends north, it is a crucial member of the Platinum Belt. The Doulton Estates located within are some of the most expensive homes in Canada. The eastern border is established at Hurontario Street. Although Mineola East is situated right after this boundary, it wasn’t included due to its developmental stage and also the ambiance differentiation. Mineola East is a fantastic luxury neighbourhood and prime location to build a custom home due to the availability of tear downs and land, but it doesn’t quite fit the character of the Platinum Belt. Along the north boundary stretching through Oakville to Burlington is Rebecca St which turns to New St in at the border. This was chosen as it is a simple, straight reference point and anything south of it is considered a prime real estate location. It must be noted that the closer you are to the lake, the more prestigious the homes tend to be.

Platinum Belt, what’s the point?

For locals who live within this region, it seems a bit unnecessary. We know the neighbourhoods and layouts quite well, especially if you’re in the real estate business, at least I would hope so. But we don’t realize the exclusivity of these addresses. Canada is the second largest country in the world and within it there are small, specific pockets of ultra luxury homes and communities. The Platinum Belt area however is the only one that extends for such a broad, uninterrupted distance. It really is completely unique. As a real estate professional, especially when getting inquiries from international clients there needs to be a way to define this stretch of habitable luxury land in a simple manner. People who don’t live here don’t understand the neighbourhood boundaries, nuances or specific names. It makes it much easier to present them with a visually defined area on a map to help them comprehend what you’re discussing. The next steps would be to explain the different parts of Platinum Belt real estate depending on client needs and specifications.

Right. So instead of trying to explain every neighborhood, they’re packaging it all up into this, like, unified concept.

I think that’s an insightful question, and it’s something that there’s not a simple answer to. You could argue that if you have all this wealth and investment concentrated in one area, that can kind of boost everybody up, right? Like, a rising tide lifts all boats.

Yeah, that’s the idea, anyway.

But you could also argue that it just pushes everything else further out of reach, and I think that’s something that a lot of people are struggling with, you know?

Yeah, is it actually going to lift everyone up, or is it just going to create more inequality?

Establishing Price Range allows for the creation of upper and lower limit lines which we then compare and contrast all the other variables against. Having the Price Range allows for evaluation of which Geographic Area to focus on. By contrasting Price Range against Geographic area, we can further compare against the Features you’d like in a home. This cascading list of comparison variables extends into the offer process when deciding how to approach offer conditions and ideal structuring of the package to secure your dream house in Lorne Park, Oakville, Port Credit, Clarkson and other Areas/Neighbourhoods. Let’s step back and look at each step of the process individually to better understand what to expect. We’ll explore these items chronologically.

Establishing price range will be primarily handled via a bank representative, or preferably a mortgage broker. The benefits of using a mortgage broker, as previously mentioned include their ability to browse multiple lenders. Whereas a bank representative works with the specific bank, an independent mortgage broker compares and contrasts the available mortgage packages from various lenders to find the best solution. Things that go into evaluating the price range when looking to buy a house in Clarkson, Etobicoke, Lorne Park, Port Credit or other areas include a few different items. Explore Geographic Area [ 2 ]

Using a price range as the guiding principle for the Geographic Area selection is the most efficient way to approach the process. If you compare prices of South East Oakville and South West Oakville, there is significant difference, especially when you layer Home Features on top. Then you look at North Oakville and notice the price points are much lower there, but all three areas are within the same town. By establishing price range first, we use that to select specific sections of a city/neighbourhood that fall within the affordability range. Exploring geographic areas when looking to buy a house is where we look at the neighbourhood atmosphere.

Do you want proximity to the lake? Is public transit access such as the Hurontario LRT important? Many other common criteria points include distance to schools, commuter routes, workplace and lifestyle amenities. We also explore more intricate geographic variables like preference for mature trees, streets with/without sidewalks, architectural area styles and more.

As example of how price range and geographic area blend within Lorne Park is by comparing two areas within. White Oaks of Jalna is located just South West of Lorne Park Secondary School and offers a section where streets don’t have sidewalks, the properties contain beautiful, towering mature trees and lot sizes are generally larger with many custom built homes.

You can then contrast this area to Watercolours, a planned subdivision by Mattamy which sits South of Indian Rd and just West of Mississauga Rd. The Watercolours neighbourhood has younger tree vegetation and the entire streetscape is different. The area has a much more community oriented feeling to it and the homes share similar aesthetic themes.

Both areas provide excellent locations close to Port Credit and Clarkson Village as well as top quality schools in the Lorne Park neighbourhood. So when we have a price range outlined, we can filter which specific pockets in Lorne Park to focus on where we can attain the requirements and at a price which works!

Selecting the features of a home is basically defining the DNA of the property. When looking to buy a house, selecting the criteria is a key component and is typically what most people do before Step 1 and 2. You can consider the home features simultaneously while we work through Steps 1 and 2, however it’s important to note that as the search progresses, different weights will need to be applied to each component of the requirements based on individual importance. Thinking about what home features you like extends beyond just number of bedrooms and bathrooms. Thinking about wanting lakefront access? You might need riparian rights for your property.

The type of backyard needed, whether you want to back onto a ravine or need a pool? Going inside, yes, number of bedrooms and bathrooms is key to consider, but also think about the kitchen/living space layout, number of parking spaces, ceiling height preference, architectural style. These detailed Home Features craft the property DNA and allow us to really focus on specific areas and in some cases, a specific street based on how fine tuned the home feature parameters are.

Viewing homes and properties is an obviously important step when looking to buy a house. Whether it’s handled virtually through video chats and our professionals or we schedule times to view in-person, the same detail is always applied. Once a list of ideal homes for sale is crafted, we take care of coordinating the viewing appointments. When touring properties, we focus on experiencing the atmosphere and understanding the functional logic of the layout. Comparing the ceilings, paint colour selection, material finishes, appliance types, and all of the other home features we defined in the property DNA. Getting a sense of the surrounding area is also tied in to this stage of the process. This is the chance to experience the house and finalize a decision for the next step.

Offer, Conditional Period, Final Closing [ 5 + 6 ]

This part of the process when buying a house in Oakville, Lorne Park, Port Credit or other areas is very specific to each client and property. This part of the process to buy a home will be reviewed in detail with our professionals with each person to understand all of the intricate details. An offer is composed of many different Offer Settings such as offer price, deposit amount, conditions, offer clauses, closing date timeframe and more.

These different offer settings are dialed in to provide the best offer position for a successful buying result. The first phase of the Cloverdale mall redevelopment is planned to be located at 2 East Mall Cres, Toronto within a triangular piece of land. The condominium is planned to rise 27 storeys and along with the rest of the project, is designed by Giannone Petricone Associates. The architectural vision is to craft a welcoming, yet sleek, contemporary design by using glass facades and swooping lines which provide an essence of flow. This calming representation and the blue appearance of the glass is reminiscent of water which compliments the surrounding green space.

With the effectiveness of electronic signatures, document reviews have been streamlined with the ability to do them remotely. Open Houses
Taking into account the recommendations of health organizations on how to minimize contact chains and the spread of COVID-19, open houses will not be held until there is further instruction from government that it is safe to resume. Buyers will be able to continue touring properties online through photos, 3D models and videos.

The Hurontario LRT Mississauga system is being funded by the Provincial and Federal governments and the estimated cost is approximately $4.6 Billion. Metrolinx, the decisive body has selected Mobilinx to manage and lead the construction of the Hurontario LRT. IBI Group, known for their Square One condos project such as the M3 Condos will be leading the design of the Hurontario LRT project. The design schematics will focus on architecturally distinct implementation with use of green space and defined zones to craft a contemporary passenger experience and integration into the existing landscape. This opens up access to some of the new large scale residential developments in the city such as Brightwater, Lakeview Village, Square One District, Westport, 55 Port, Tanu, M City, M4 Condos, Exchange District 3, The Mason at Brightwater, and many more exciting real estate opportunities in Mississauga. The dedicated lanes will ensure streamlined operation by avoiding mixing of traffic forms. The Hurontario LRT system has a total of 19 stops to provide maximum convenience for various geographic areas. Technology to help with navigationa nd safety principles with the Hurontario LRT Mississauga project will be implemented by Hitachi with a total of 28 train cars expected be operational by 2024.

M City Condos Tower I and Tower II are going to be approximately 61 storeys tall and the M3 Condos will tower 81 storeys above downtown Mississauga making it the tallest building in the city at time of publishing. Close access to Pearson International Airport also makes the Kipling district a convenient option to call home. Local shopping, grocery stores, restaurants and entertainment means the Pinnacle Etobicoke community already comes with excellent amenities just from the neighbourhood itself. This project has gone through several iterations and the city has focused on ensuring the architectural design of the towers adds value and distinction to the growing skyline. Excellent quality workmanship is always seen from Pinnacle’s projects and the exciting Pinnacle Etobicoke precon condos will maintain this same caliber.

Client I

This family had a child who was embarking on post secondary education in downtown Toronto. They currently resided outside the downtown Toronto core and ideally wanted to obtain a property in close proximity to the educational institution. Following completion of the educational tenure, they needed a unit which could be rented out at ease for implementation as an investment condominium going forward. Understanding these principles, we opted to focus on being truly within the downtown core, with the knowledge that we’d have to sacrifice certain perks such as parking/building age to stay within budget. The rationale for this direction was derived from our Precise Location Variable. It is an approach we apply to evaluate which properties fall within an even more coveted spot inside a prime area. An example in the Lakeshore and Parklawn area would be buildings situated along Marine Parade Dr scoring higher than other surrounding towers due to the quality effect of being situated on Lake Ontario. 

This led us to select a building in Toronto’s Fashion District as we knew there’d be a lot of future growth in the area and that the neighbourhood would continue to gain prestige due to the convenient location. We also tend to focus on finding units with completely or at the minimum strategically open views. This comes from our Unique Factor Variable which we employ to define specific properties in a product which sets it apart from similar options. This helps clients when they divest their real estate holding(s): we can stand out and attract primary focus. Our client in this example purchased the unit for ~$470,000 in mid 2014 and at the time of publishing, it carries a market value of ~$700,000 with growth forecasted due to the increase in development within the immediate surrounding area at higher PSF figures. This is a great example of someone who needed to purchase a property for personal reasons and not necessarily as a pure investment, but still benefited from proper research and eventual acquisition of prime Toronto real estate.

Client II

Our second client example takes a look at a different situation which can correlate with one of the most common scenarios we’ve encountered in previous experience. This client recently had a lifestyle change and wanted to relocate from outside of the city to a more urban environment in the city (this scenario pertains to many people who are downsizing from their homes to relocate into the city). The client’s employment still remained approximately 30 minutes outside the core via automobile and therefore we needed to try and optimize both downtown lifestyle ambiance with convenient road access. The overall process can be categorized as downsizing. It involved moving from a detached house to a potential downtown Toronto condo, therefore education of condominium living + condo buying process had to be relayed.

We needed the downtown Toronto condo to have parking, relatively easy access to highways and also close proximity to entertainment. We also required it to have high growth potential as our own default requirement. King West was an obvious neighbourhood choice, but we needed to narrow the geographic region even further. This meant keeping the options west of Spadina to help the client avoid traffic congestion along there. At the time, the King Pilot Project also needed to be taken into consideration therefore moving us even further west beyond Bathurst. We settled on a building situated right between Liberty Village and in King West. This allowed for easy access to Lakeshore Blvd and the Gardiner Expressway via Strachan Ave and Dufferin St. It also provided proximity to the popular King West entertainment and Liberty Village areas. Because we were located outside the previous Precise Location Variable mentioned with Client I, the price points were much lower here, even with a parking spot which was a mandatory requirement for the client. We finally settled on a stunning, East facing unit (beautiful views of the Toronto skyline, View Protected as well) and acquired it for ~$530,000 at the end of 2015. The area was still undergoing growth at that time, but the client understood the future potential. Comparable sales at the time of publishing show a potential price point of ~$860,000. Not only did the client earn a significant ROI (Return On Investment), they benefited from the conveniences the specific building location offered their new lifestyle.

Final Thoughts

The two client cases are just some out of many more which follow the same process of understanding first and then executing specific strategy implementation. Looking at real estate products through many different facets beyond just number of bedrooms and price point is what allows people to find excellent units for secure, future growth. Definitely an easy focal variable is super cliche, but “location” still stands as one of the most important factors in real estate pricing and demand. Balancing your additional criteria with location will in most cases yield the right product as opposed to focusing on one or the other. We’ve exemplified that with the two client examples featured herein. One feature of this area is that there are North Oakville condos for sale within the different buildings forming. The area has a diverse mix of residential living options ranging from townhouses, stacked townhouses, detached homes, semi-detached houses and condominium units. Located on the North-East corner of Dundas St West and Trafalgar Rd, Oakvillage combines modern townhomes with contemporary condo units to provide residential options for many different lifestyles. Minto Oakvillage is one condo building within the community that offers functional units for sale with unit sizes from 610 Sqft (~56.6 Sqmt) up to 1066 Sqft (~99 Sqmt). Lakeview Village takes these principals and applies them via designated sections for businesses to setup offices within and for people to utilize for work. Creating a positive atmosphere within these areas and the community as a whole is key and the use of parks in strategic methods is how 800 Hydro Rd and 1082 Lakeshore Rd E accomplish it. Good use of space is seen in the linear parks in the project such as Waterway Common, a green space that runs along a new channel and green space which winds its way through the contemporary structures. These multi-phase projects and the unified community they create by planning intelligently is being seen across different projects in Mississauga such as the Brightwater Port Credit development located on the West side of Port Credit, also along the lake. Brightwater in South Mississauga (including Brightwater I and Brightwater II) also combines various elements of nature and lifestyle driven design which perfectly compliments Lakeview Village, between the two projects, Mississauga’s waterfront is transformed into an unbelievably desirable place to call home. Other large scale community projects taking shape in Mississauga are the M City condos and the urbanized Square One District project.

We think one of the most important aspects of a pet friendly condominium community is its proximity to dog friendly parks and walking trails. For dogs and their owners, having places to walk, run and play are downright essential. (As a blogger on this subject noted, cats don’t consider these features to be important in their lives at all. Other things matter to cats. They’re cats.)
All the condos we rate as pet friendly in King West have access to great parks and places to walk. Stanley Park, bordered by King Street West and Wellington Street, is an ideal place to take your dog. It features a nice fenced in dog run so your pet can go off leash safely and play with other dogs. Water is readily available, both for humans and for dogs. The park also has one baseball diamond and an enormous grassy field. Stanley Park has been renovated and gets enthusiastic reviews.

Historic Clarence Square Park on Spadina Avenue just north of Front Street is a beautiful neighbourhood park where you and your dog can get some fresh air. A large fenced in area gives dogs some off leash play and exercise. Squirrels abound, keeping things interesting for your pet. The bench-lined walkway provides plenty of room for dog and people watching. It’s definitely a serene gated oasis within the city.

CityPlace, just blocks from King West, boasts an abundance of services and shops geared toward pets and their owners. The Kings Lofts is ideally located on the King streetcar line, is close to restaurants and shopping, but most importantly, it’s just down the street from Stanley Park.

Mystic Pointe

Known for its popularity with first-time buyers and young families, Mystic Pointe is also developing a reputation for being one of the most pet-friendly condo communities in Mimico. Not only are dogs welcome in the building, they are treated like “stars” according to one condo-owner. Behind Mystic Pointe is a large dog park, the location of the weekly “Yappy Hour” that takes place every Friday. There is also a designated outdoor area for dogs directly on the property, which means taking your dog out is convenient.

King Charlotte Condos at 11 Charlotte Street has 230 suites and is 32 storeys tall. A project of Lamb Developments, it was designed by the architects behind nearby Theatre Park. (The neighbourhood is, after all, host to the Toronto International Film Festival.) • What are the community rules?
• Am I allowed to bring my dog or cat with me? Or get a pet later on?
• Can I repaint the inside of my unit after I move in? What if I want to plant flowers or add other enhancements to my unit?
• Do I really own the balcony of my condo? Do I have to repair it when something breaks, or does the community actually maintain it?
• If I want to rent out my condo after I buy it, can I? What if I’m buying my condo as an investment? Can I immediately start leasing it out?
• What are the hours for the pool, fitness centre, rec rooms and party rooms? Are they subject to change? If so, who has the authority to change them, and what input do I have?
• What are the condo association fees and what do they cover?

The status certificate will answer all the questions you might have thought of, and many others that might never have occurred to you. Questions such as:

• What portion of the association fee goes to a repair fund as a reserve to pay for large repairs? Is it big enough to fund any large repairs that might be needed?
• I’m always up to date on paying my bills, but what if the other condo owners don’t pay their association fees? How does that impact me?
• What does the condo association’s insurance policy cover? If the roof leaks, are my personal belongings covered?

The status certificate document doesn’t make for compelling reading, but it does contain some compelling information: the condo community’s by-laws, budget, reserve fund, insurance, management contract, rules, minutes of the last general meeting, and notice of any lawsuit involving the corporation.
One of the main purposes of the status certificate is to inform the prospective buyer of the fees, any large increases on the horizon, any special assessment in the works, and any arrears or liens a particular condo unit might have.

Before making an offer, you want as much information about your unit, and about the fiscal and physical condition of the building. The status certificate is the most important document in a condo sale, and it can run as many as 100 pages. Most deals are conditional on the your lawyer being satisfied after reviewing all of the condominium documents, including the status certificate.
How do you get a status certificate? Your real estate agent or your solicitor generally requests it. The cost is typically around $100 and it takes about ten days after the request has been made and the fee paid to arrive. Or, in many cases, a condo status certificate can be requested online. Your real estate agent can request the condo status certificate online, make payment online using a major credit card, receive an email notification when the condo status certificate is ready. They can then download an electronic file containing the condo status certificate, and email it to your solicitor. This gets the status certificate to you much sooner than the traditional ten days.

You’re investing a great deal of time and money in choosing the condo that’s right for you. Close scrutiny of a status certificate is the very best way to ensure the condo is just that—the perfect new home for you.

High Park

Toronto’s largest public park, is 400 hundred acres of hiking and walking trails, playgrounds, picnic areas and sports facilities. The jewel in Toronto’s park system, it features a beautiful lakefront, the High Park Zoo, a dog park, places to eat, greenhouses and wide variety of seasonal events enjoyed by children, families and friends every day. Hillside Gardens, which starts by the restaurant in the middle of the park and ends by the lakefront, has an incredible variety of plants, trees and flowers. High Park is home to many species of wildlife and contains an outstanding concentration of rare plant species as well. There are several waterfalls in the middle of the gardens. Don’t miss the Children’s Garden, Grenadier Pond, and the trackless train. You’ll find convenient public parking as well as easy public transit to the park.

Sherbourne Commons Park

Sherbourne Commons Park has been named one of the nine best new parks in the world—and for good reason. The 3.6-acre, $30 million park is a remarkable. This innovative park features cool channels of water, a spacious and beautiful pavilion and a unique playground that is more about exploring than playing. And—most surprisingly—the park doubles as water treatment structure. There is a facility in the park’s pavilion that uses ultraviolet light to clean polluted water coming in from Lake Ontario. Water cleaned with UV light shimmers as it flows down chain-mail screens that are held by curved nine-metre-high concrete arms. Then the water bursts from these concrete structures through spikes into a splash pad where it erupts high into the air. The concrete arms are outfitted with motion sensors that change the water from blues to greens when you walk by. Adding to the park’s whimsy, during winter the splash pad turns into a skating rink framed by impressive frozen fountains. Sherbourne Commons is designed with accessibility in mind. Elevations are essentially nonexistent, there are no steps, and the crossings of the water channel are level to facilitate wheelchair use.

Trinity Bellwoods Park

Trinity Bellwoods Park (West Queen West) features some fun and unique elements. Its squirrels are white, there’s a buried bridge, and art installations pop up randomly around its 37 acres. Book fairs, live theatre, bicycle polo and a particularly welcoming space for dogs all lend a relaxing and creative atmosphere to this lovely green oasis. The spacious park also has some of the more traditional park offerings, including an off-leash dog area, tennis courts, baseball diamond and paths for walking or running. It’s a great place for some solo-downtime or a picnic with a group of friends. Visit the White Squirrel Coffee Shop or take advantage of the many surrounding restaurants, bars and coffee places.

Two smaller in-the-neighbourhood King West parks are worth mentioning. St. Andrew’s Playground, at the northwest corner of Brant St and Adelaide, is home to many mature trees, park paths, seating, a small playground and an off-leash area for dogs. It’s a nice and peaceful greenspace. A small paved parking area is located at the west edge of the park. A few blocks away in Nathan Phillips Square is the hidden treasure of Peace Garden. Opened for the sesquicentennial of Toronto in 1984, Pope John Paul II lit the park’s eternal flame with an ember from Hiroshima and poured water drawn form a Nagasaki river into the pool. A small shelter and simple benches beside Peace Garden’s reflecting pool are inviting and uncomplicated.

The limestone and paneled lobby features a majestic two-storey waterfall on the portico and a magnificent saltwater aquarium filled with exotic coral and sea life. The lobby is dramatically illuminated with designer ceiling chandeliers and whimsical nautically themed spotlighting. The Beyond The Sea Condos Etobicoke are made up of three distinct towers:

1) What is the centre’s track record? If you can, speak with other families whose children attend the center. What has their experience of the teachers and the centre been?Ask about staff. What’s the teacher to child ratio? Do the teachers have degrees in early childhood education? Does the centre provide ongoing education for its staff?

2) Research online reviews. You can gather valuable information—both red flags and enthusiastic recommendations—from people who have invested in writing about their experiences with daycares.

3) Another great way to get familiar with a centre is to go and observe. Do the teachers focus on play-based learning, or on more structured lesson plans? What about field trips and other enrichment programs? Does the centre offer these?

4) Ask how the preschool communicates with parents. Do they send notes home, or do they make use of more up-to-date communications via computer, the Internet, etc.? Which type of communication suits you best?

5) Ask about staff. What’s the teacher to child ratio? Do the teachers have degrees in early childhood education? Does the centre provide ongoing education for its staff?

Now, for some specific daycares. We consulted people who used data from the City of Toronto’s quality ratings for programs serving infants, toddlers, preschoolers and kindergarteners. This data was from schools associated in some way with the city, so we also supplemented with information about some private centres.

OEYC Artscape Youngplace (180 Shaw Street)
Parents rate this daycare’s staff as highly experienced, trustworthy and welcoming. The space is generous and well organized. This location has excellent systems in place. According to parents, these systems bring another layer of safety and security. Extra caregivers or staff members are always visible and identified by badges. The centre is known for offering extra support to parents, as well as sponsoring free workshops for them.

BonAventure Child Care Centre (295 Dufferin Street)
BonAventure’s philosophy speaks for itself. They are committed to quality childcare for all children without bias. They understand every child as unique. BonAventure’s emphasis is on care for children’s physical, intellectual and emotional life. Children from all socio-economic backgrounds and a multicultural staff reflect the rich diversity of Toronto.

CityKids Early Learning & Child Care Centre (34 Bathurst Street)
This public early learning and child care centre takes children from infancy to age 4. Staff speaks a wide range of languages, so children from many cultures are welcomed and cared for. Food is catered and dietary needs are respected. Food options include halal, vegetarian, pork-free and peanut-free. CityKids consistently ranks at the highest scale for quality education and a safe environment.

Fraser School Community Day Care Centre (79 Manning Avenue)
With a staff that is committed to each child’s best care, Fraser School provides outstanding early education. The program is enriched by special events and celebrations. Parental involvement is considered an integral part of the school’s environment. As one parent says, “Everyday I go to work feeling confident my son is being very well taken care of, learning, socializing and having fun.”

Trinity Bellwoods Care Centre (155 Crawford Avenue)
Located in Trinity Bellwoods Park (west of Bathurst Street and north of Queen Street), CARE is a non-profit child care center licensed by the Ontario Ministry of Education. The governing board is comprised of parent volunteers whose children are enrolled in CARE and other community members. It serves families with children ranging in age from infancy to 12 years old. Housed in the Trinity Community Recreation Center, the school has great access to the park’s rich environment. Caring educators and an excellent staff to child ratio make CARE an excellent choice.

The Best of Shopping Locally in Humber Bay

Expand Furniture’s only brick and mortar store is in Vancouver, but their online store is extensive and Lakeshore/Park Lawn is within their service area. Manchester Park

This 2.3 hectare park is situated at 75 Manchester Street, near Royal York Road and Lake Shore Boulevard. You’ll find Manchester Park equipped with functioning drinking fountains, too!

Park Lawn Park

One of the favorite parks in the area, regardless of the season, Park Lawn Park is about 3.1 hectares in size. It’s the ideal spot for an active day out with the whole family, as it offers something for all ages. Park Lawn Park is equipped with one lit ball diamond, as well as a multipurpose sports field, four lit tennis courts and a large playground area for the children. It also contains the Park Lawn Rink and the Park Lawn Outdoor Pool. Need to cool off? Relax by the pool and enjoy a refreshing swim during those warm summer days. There is no better way to beat the heat. Park Lawn Park is located at 330 Park Lawn Road, north of Berry Road.

Jeff Healey Park

Jeff Healey Park used to be called Woodford Park until 2011, when it was renamed after the famous jazz and blues-rock guitarist, vocalist and songwriter, who grew up nearby. It features a number of outdoor facilities, including a ball diamond and two lit outdoor tennis courts and four bike trails. Recently, they added a children’s playground, which was funded by the surrounding community. Among other things, the parking lot helps to make Jeff Healey park super convenient, especially when meeting up with friends and family that need to drive from other parts of town.

Bonus Points: Enjoy a relaxing walk along Mimico Creek, which flows along the northern and eastern borders of Jeff Healey Park. This park, located at 1 Delroy DR, near The Queensway and Park Lawn Road, has an area of 5.6 hectares. Parks really are the perfect place for both relaxation and fun.
